STATEMENT OF RENTAL POLICY

All applicants are considered equally under the equal housing opportunity law.

AVAILABILITY:  Rental based on availability of specific duplex.  Unit availability changes daily and cannot be guaranteed without a security deposit.

Security Deposit:
$1,000.00
Security Deposits may be withheld in part or whole if applicant withdraws application 4 days after approval.  
100% - within 3 days
50% -  4-7 days
25% - 8-14 days
0   - after 14 days

APPLICATION: Applicants must be 18 years of age or older.  One application must be completed for each person 18 years or older.    Completed application must be submitted within 24 hrs. of deposit.  Failure to do so may result in duplex being rented to another applicant.      
Application Fees:
   Joint Credit-$45.00   Single-$35.00
   Co-signer-$35.00
   Roommates after signing lease - $35.00

Falsification on any part of the application will be cause for denial.
THIRD PARTY AGENCIES:  Agencies renting duplexs  must have executive director sign the lease along with applicants.
EMPLOYMENT HISTORY: Must have verifiable minium required income, with no anticipated layoffs.  Employment history past & present must be verifiable.
SELF EMPLOYMENT:  Income must be verifiable through tax forms and check stubs etc.

INCOME:  Applicant must have a guaranteed gross monthly income equal to three times the monthly rental amount.  Court ordered child support payments are acceptable.  If not employed applicant must have savings equal to six months rent.

RENTAL HISTORY:  Rental history must show record of prompt payment and sufficient notice given.  Eviction for any reason will be cause for denial.  No unsatisfied judgements regarding rental history.  Rental from friends or relatives does not meet the criteria for rental history.  Money owed to a previous landlord must be repaid before application can be approved.

CREDIT HISTORY & CRIMINAL BACKGROUND:  A complete check of credit history and criminal background will be made.    A  cashiers check or money order for first month’s rent will be required of those residents who have a negative trade ratio.  Applicant with a felony conviction, will be denied
CO-SIGNER:  Co-signer must meet rental applicant requirements.  Application by co-signer must be returned with application fee within 24 hours.  A co-signer may be used for only one of  the following instances:
•    No rental history. (An 80 % or better positive credit ratio is satisfactory for this requirement.)
•    25 or more negative items on credit bureau.
•    Income is two times rental amount.

ADDITIONAL ROOMMATES: Any roommate(s) added after signing of lease must meet rental qualifications and submit a completed application with corresponding fee.
OCCUPANCY STANDARDS

No more than four people in a two bedroom.
No more than six people in a three bedroom.
